URA proposes new residential sites in Sengkang, Woodlands and Bukit Panjang, up to 14,000 new dwellings
The center spot contains pockets of residential locations, a suggested location for a park, and a suggested area for a place of worship. A lot of the locations in this parcel will have a gross plot ratio (GPR) of 3.9 or 4.2.
The western parcel is recommended to be zoned as a pure non commercial area (subject to detailed planning). Huttons’ Lee reckons the westernmost location in Fernvale could house an MRT station for a new line operating from Woodlands to Greater Southern Waterfront and travelling through Sengkang. If so, the brand-new stop will offer the upcoming suburb in Fernvale. “Nonetheless, it may take years for comprehensive planning on the new track to be realized,” he includes.
The 3 parcels in Sengkang have the potential to be developed into a total amount of 4,500 to 5,000 new dwellings in the years to come, Lee estimates. He thinks the household units will be a mix of HDB, executive condo units (ECs) and exclusive property.
Some other residence development places in the location consist of those on Anchorvale Street, which might produce between 6,000 and 7,000 new homes, adds Lee. Thus, anywhere from 10,500 to 12,000 new residences could possibly be provided in Sengkang in the coming future, consisting of executive residences and private housing.
The easternmost parcel also contains a narrow site zoned for residence, an additional location for a park, and a planned site zoned for health and wellness and healthcare. The locations in this parcel might be developed much higher on average than the previous site, with a larger gross plot proportion of 4.0 or 4.2.
Five land parcels were rezoned as part of the most recent modification to URA’s Master Plan 2019. Three of the locations are in Sengkang, one in Woodlands and the other in Bukit Panjang. The changes are “to assist in residential development that will sustain the interest for real estate in the areas and also permit more residents to have easier accessibility to amenities and public transportation, says URA.
The parcels in Sengkang are in the Fernvale subzone, bounded by the Tampines Expressway to the North, Sengkang West Drive to the East, Fernvale Street to the South and Jalan Kayu to the West. Two roadways separate the 3 parcels. “The Fernvale area is an expansion of Sengkang town and brings residents closer to Seletar Aerospace Park,” states Lee Sze Teck, senior supervisor of information analytics at Huttons Asia.
2 different parcels of land re-zoned for domestic development are at Woodlands Drive 17 and Bukit Panjang Ring Road.
The land parcel at Woodlands is seated opposite the Singapore Sports School and can yield 1,000 homes, according to Lee. Opposite the roadway, a government land sale (GLS) spot at Champion’s Way was offered for $904 psf per plot ratio in September 2023 to City Developments Ltd. The place can be developed into a 350-unit exclusive household venture.
On the other hand, the site at Bukit Panjang is at the moment inhabited by Beacon Primary School. Lee estimates that the site can produce 900 to 1,000 residence units and likely be new Built-to-Order apartments.
